As a property owner and perhaps also as a landlord, it is immensely important nowadays to take the right steps to minimize your tax burden. Unfortunately, in this regard, it is easier to do the wrong thing than the right thing. This is because the rules and regulations are so complex in some cases that many advisors are completely overwhelmed by them.

Fortunately, thanks to our very diverse network, we are able to offer our clients options that come as close as possible to the optimal solution. Our approaches sometimes differ significantly from what you may have heard, read, or seen before. And we are not talking about fiction here, but about established practices that work every day.

Imagine the following: you have rental income and do not have to pay income tax on it at your income tax rate, which in most cases means the top tax rate. Instead, you would pay tax on this rental income at an average tax rate of 3-5 percent. Impossible? Not at all! Foundations and Cooperatives

Due to increasingly complex tax regulations, for example as a property owner, it is advisable to consider the “transfer” of material assets in good time. This is not just a matter of the annual tax burden itself, but also of succession arrangements within the family, future inheritance matters, or even external access in the event of potential problems within the family, such as divorces and the extreme disputes over these material assets that are often associated with them.

Take precautions and sit back and relax, because what the family has created should remain in the family. 

Transfer assets to your own foundations or cooperatives, based domestically or abroad, regardless of how large the assets are. Even ordinary vehicles, motorcycles, boats, or similar items can be effectively protected from any kind of access. Of course, this also applies to purely financial assets. Silent Partnerships and Crowdfunding

Is your focus more on passive sources of income? Rental income, as mentioned in the sections above, is certainly also a form of passive income. However, it requires significantly more work to manage the properties accordingly. 

We are talking here about the possibilities of a silent partnership in, for example, companies or projects, also in a private context, via direct financial contributions. There are basically two forms of participation: typical silent partnerships and atypical silent partnerships. We would be happy to explain the differences, the advantages, and also the risks if required.

The earnings (return) can be generated from interest income or from a fixed amount based on turnover or profit. These investments are usually fixed for a specific period of time. This means that the investor is guaranteed a return over a fixed term. However, other agreements are also possible; there are no specific rules in this regard. Since this is an individual investment, the contractual aspects are also freely selectable and negotiable.
